Renting Homelet insurance.. bad credit... extreamly good guarantor?

I'm going forward with renting a property.. I have BAD credit rating.. finance and unpaid loans... becuase I'm unemployed they referencing me and my dad (guarantor) the property will be DSS.. my dad has an extremly good credit rating.. one of the best u can get... will this effect me getting the property? Or once I get rejected wil they just take my dad and it all be ok? Am I worrying about nothing?
